H.A. Dorsten, Inc. has partnered with the Francis Manufacturing family since the company’s inception, constructing the original facility and completing a long series of additions over the past 30 years. When Francis Manufacturing was ready to expand once again, we were proud to help bring their vision to life.
This project was delivered using the design-build construction method, allowing the H.A. Dorsten team to be engaged from the earliest planning stages through final completion. Through a series of preconstruction meetings with ownership, we efficiently developed a floor plan and building elevations tailored to the operational needs of the new space. Ongoing budget analysis was provided throughout design development to ensure the project remained aligned with the owner’s financial objectives.
The scope included a 42,241-square-foot warehouse and loading dock addition to the south side of the existing facility, along with the installation of new men’s and women’s restrooms within the existing plant to accommodate the increased square footage and meet current code requirements. Maintaining uninterrupted manufacturing operations was essential. In collaboration with ownership and plant personnel, we developed and executed a comprehensive construction plan that ensured zero disruption to ongoing operations. The addition was successfully completed with no downtime to the existing facility.
Our proactive approach during budgeting and design helped control costs, mitigate risk, and maintain alignment with the owner’s operational goals. Through detailed coordination, strategic scheduling, and strong trade partner management, the project was delivered on time and within budget.
This project exemplifies the advantages of the design-build delivery method. By working closely with the owner from project inception, we established the layout, elevations, and overall scope early in the process, allowing for effective cost control and streamlined decision-making.
