This project was delivered using the Construction Manager at Risk (CMAR) method, allowing our team to be engaged from the earliest stages of planning through final completion. During preconstruction, we partnered closely with the YMCA and the design team to provide budgeting, constructability reviews, scheduling input, and value-driven solutions that ensured the project was efficiently planned and aligned with the organization’s operational and community needs.

The addition featured an 8,837-square-foot multi-use athletic gymnasium equipped with game lines for a full-size basketball court, two cross basketball courts, two cross volleyball courts with overhead-mounted equipment, three pickleball courts, and a fold-up divider curtain to maximize flexibility and simultaneous programming. This versatile space significantly expands the YMCA’s capacity to host athletics, recreation, and community events.

The project also included a 3,650-square-foot wellness center and weight room, along with a new lobby, storage areas, and three restrooms. One of the restrooms was fully ADA-compliant and included a shower and a universal/adult changing table, reinforcing the YMCA’s commitment to accessibility and inclusive design.

Through early collaboration, detailed planning, and strong coordination with trade partners, we delivered a high-quality addition that enhances both functionality and user experience. This project demonstrates the value of the CMAR delivery method and our ability to manage complex additions to active facilities while maintaining safety, quality, schedule, and budget, and creating spaces that promote health, wellness, and community engagement.
